BOOKINGTERMS:
BOOKING:
Booking is valid when it is made. Ruka Travels will send a written confirmation/invoice and all other details of
how to reach the accommodation to the client. Deposit, which is 30% of the total rent plus office fee EUR
31, must be paid within 10 days of booking. The rest of the payment must be paid 35 days before the
beginning of the rental period.
If booking is made when there is less than 35 days to the beginning of rental period, the reservation is binding
and rent must be paid immediately.
CANCELLATIONS:
All cancellations must be made in writing to Ruka Travels. Leaving the invoice unpaid, does not mean that
the reservation is cancelled. Cancellation has to arrive to Ruka Travels during the working hours from
Monday to Friday between 9 am to 4 pm. Cancellation fee EUR 33/per apartment + booking fee EUR 31 will
be charged in all cases. If the cancellation is made less than 42 days but more than 35 days before rental
period, the deposit will be charged. If the cancellation is made less than 35 days before the rental period, the
total rent will be charged. Cancellation can be made without cost within 10 days after booking or at least 35
days before the beginning of rental period whichever is earlier.
Ruka Travels will charge cancellation fee/per apartment + booking fee in case of serious illness, accident or
death of the client or his/her immediate family. The cancellation must be made before the beginning of the
accommodation period to Ruka Travels. Other payments will be returned. In such cases evidence in the form
of doctor.s certificate is required within one week from cancellation. Reservation can be discontinued in case
of a serious disorder caused by the client.
TERMS OF BOOKING:
* The check-in time is after 4 p.m on the day of arrival and the check out time by 12 noon on the departure
day. If the check out time will be delayed, Ruka Travels have right to charge one day more. During the high
season rental period is one week from Saturday to Saturday unless otherwise informed. Out of season, other
rental periods can be agreed.
* Every apartment has a caretaker who will provide the keys or keycodes. The client should contact the
caretaker (1-2 days before arrival) and agree about the keycode or keys and time of arrival. Necessary
phone numbers are given in the confirmation or the invoice. If customer loses the keys, Ruka Travels will
charge the actual costs due to changing the locks.
* The rent includes the use of the apartment and all facilities, electricity, heating and lighting. Firewood and
use of sauna (if not otherwise informed) is also included. If there is a rowing boat etc. extra accessories, the
use is allowed. For example toilet paper, paper towels, spices (salt, pepper) etc. are not included in the rent.
* The apartments are provided with mattresses, pillows and blankets. The apartment rent does not always
include bed linen or towels. However, it.s possible to rent bed linen and towels for an additional fee. A set of
linen consists of sheets, pillowcases, bath towel and hand towel.
* In RukaTonttu apartments final cleaning is included in price. In some apartments cleaning is not included in
the rentprice, then client is responsible for cleaning of the apartment during the rental period and before
departure. Cleaning can be arranged by the caretaker of the apartment, for an additional fee. If cleaning has
not been made properly and the service has not been bought, cleaning costs will be charged after
reservation. If cleaning is included client needs to take care of rubbish and wash the disches.
* The apartment may be occupied by as many persons as there are beds.
* Smoking is forbidden inside the apartment. If smoking has occurred inside the apartment during the stay,
Ruka Travels has right to charge extra cleaning fee.
* Pets are not allowed in majority of the apartments. Mention of any pets /animals that are coming with
needs to be made when making the reservation.
* General rules and local laws apply in all holiday accommodation. Silence is from 10 pm to 7 am.
* In case of disorder or other inconvenience please contact the caretaker or local police or other authority.
DAMAGES AND COMPLAINTS:
The client is obligated to cover all damage done during his/her occupancy. All complaints regarding the
apartment must be presented in writing immediately during the holiday to the caretaker or to Ruka Travels.
Complaints made afterwards will not be noticed.
INSURANCE:
For your safety we advise you to take out a travel insurance to cover accidents, illness, baggage loss etc.
Ruka Travels disclaims responsibility for any damage, accident or loss during the client.s stay in holiday
accommodation.
